2.2.7. Restrictions on an owner's use of land

Albert needs a factory for the purposes of manufacturing kitchen units on a commercial scale. He does not want to pay more than is necessary for suitable land and thinks that it may be possible to get something cheaper if it is not in a designated 'industrial area'.  Consider the following statements and choose the one that is correct.

(a) Although the owner of land can, broadly speaking, use and enjoy their property as they see fit, land designated for one particular kind of use cannot lawfully be used for other purposes.

(b) Since an owner of land has the right to use and enjoy their property as they see fit, Albert does not necessarily have to purchase land in an industrial area. He could buy land anywhere and use it for his manufacturing business.
