Lessee's (tenant's) rights and obligations:

• The right to quiet enjoyment of the premises
• The obligation not to damage the premises, beyond reasonable 'wear and tear'.
• The obligation to return possession of the premises to the landlord at the end of the lease.

Lessor's (landlord's) rights and obligations:

• The right to re-enter the premises if the tenant does not pay the rent.
• The obligation to keep the premises in a reasonable condition or state of repair.
• The obligation to refrain from doing anything which will interfere with the purposes for which the property was let.
